Building Manager - Fredricksen Library

Position Summary

Cleve J. Fredricksen Library is seeking an individual to oversee the library building and mechanical systems within the building including budgeting and purchasing building related items and services. Performs a variety of cleaning and maintenance functions related to maintaining the appearance and functionality of the library; works under the direct supervision of the Library Director. EOE.

Pay Rate: Starts at $15.50 per hour (commensurate with experience)

Essential Functions:

  • Acts as a contact for building vendors and seeks estimates for building work.
  • Purchases custodial supplies (cleaning and hardware), assist in purchasing building equipment and furniture, review and approve all building related invoices. 
  • Stores and updates building security features information including fobs, keys, technical services door pins and passwords.
  • Develops and maintains a facility project filing system to include project proposals/estimates, status, and inspection reports.
  • Develops and maintains a filing system to include equipment manuals, contracts, service records and purchase history.
  • Routinely surveys the building and mechanical systems for needed repairs and replacements. Develops a plan/proposal for repairs/replacement and reviews the plan with the appropriate library staff and facilities committee. Develops a preventative maintenance schedule for the library building and mechanical systems.
  • Trains, manages and supervises custodians.
  • Contributes to Emergency Procedures Manual.
  • Performs all cleaning and maintenance duties for the building.
  • Sets up community room or outdoor area for programs and events.
  • Other projects and responsibilities may be added at the supervisor's discretion.

Required Knowledge, Skills, and Abilities:

  • Familiarity with and knowledge of relevant maintenance equipment.
  • Requires ability to prioritize and follow task lists.
  • Ability to read and interpret instructions related to equipment repair and maintenance.
  • Ability to read and interpret instructions related to furniture assembly.
  • Ability to make independent decisions based on good business practices and library philosophy.
  • Effective written and verbal communication skills.
  • Detail oriented.

Education 

  • High School diploma or G.E.D.
  • Previous maintenance experience preferred. 

Physical and Environmental Conditions:

Work regularly demands heavy physical effort in the handling of materials, boxes, carts, or equipment. Regularly lifts and carries books and materials weighing as much as 80 pounds; regularly bends and reaches to clean the top and bottom shelves, walls, lights and floors; Work requires standing for extended periods of time.

The work environment involves everyday risks which require normal safety precautions typical of such places as offices, meeting rooms, and libraries, e.g., the safe use of work place practices with office equipment, avoidance of trips and falls, and observance of safety regulations.

Hours:

25 hours/week, 7am - noon, some weekends/evenings required. 

Employment Clearances

Must have FBI criminal history, Pennsylvania Child Abuse, and Pennsylvania State Police Criminal History clearance that qualify the individual for employment as outlined in the library system’s Employee Clearances Policy.
